Q. How does this service work?

  • DNB Future Properties will find and reference tenants before managing their queries and your property for you. We deal with the tenant issues while providing a 24/7 emergency maintenance team at no extra cost to you unless there is a call out

 

 

Q. What is a soft property report? 

​

  • A soft property report is a report generated by us before moving forward with anything. It is the first stage of the process. We use this report to see if we can increase your return on investment or improvement of the property in any way

Q. Does this service include HMO properties? 

​

  • Yes this service includes management for HMO Properties

Q. How is my property covered for 24/7 maintenance issues? 

 

  • Every property we manage is covered by a 24/7 maintenance team of tradesmen. We work alongside a property maintenance company who provide this service at the owner’s expense. The cost of this service is shown in the pricing list (separate document). No fees are charged unless the company is called out. With the owners and agents permission we will provide personal details to this company.

Q. How much do you take for your fees?

  • HMO = 15%

  • Single let residential property = 10%

  • This fee is taken from the rental income before we forward the remaining rental income to you


 

Q. How does the 30 day cancellation policy work?

​

  • All management contracts have a cancellation policy of only 30 days. Simply provide a cancellation notice in writing to start the 30 day cancellation notice.

 

 

Q. Do you manage the tenants for me? 

​

  • Yes we manage all tenant enquiries and issues for you. This provides you a totally hands off investment management solution 

​

Q. If I decide to commence but then change my mind for whatever reason how long do I have to cancel the set up and management?

​

  • You will have 14 days to cancel this service from the date payment is taken. After the first month of management you can cancel the service with 30 days cancellation notice

​

Q. Will I need to arrange the professional property photos? 

​

  • Yes, the property photos are to be arranged by you or the landlord. We can arrange for the photos to be taken by a recommended photographer on your behalf. The invoice for this service will be sent to you by the photographer

Q. How can you let my property without taking a deposit from the tenant? 

​

  • To let your property faster, we can advertise your property as no deposit required. The tenant pays a one off fee equivalent to around one week's rent instead of a full deposit but you are still covered for the full 5 week’s rental amount

  • We also offer the traditional method of deposit for the tenants

Q. Do you provide a guaranteed rent to cover loss of rent? 

​

  • For your peace of mind we can provide you a guaranteed rent insurance option for an extra fee

Q. Do you carry out check in and check out inspections? 

​

  • We can organise inventories for the check in and check out of each tenancy 

​

​

Q. Do you carry out regular property inspections? 

​

  • Yes, we carry out quarterly property inspections with the authorisation of your tenants

​

​

Q. Do you collect the rent on my behalf? 

​

  • Yes we will collect the rental payments from your tenants, take our fee and forward the remaining rent to you

​
